Meet the Builder Representative: Vicki Trevino with K. Hovnanian Homes at Westland Ranch

An inside look at new construction in League City, from

favorite floor plans and coordinated finishes to the details

buyers might miss.

A model home can show you the finishes. A conversation

with the person selling the homes can tell you where to

look a little closer.

For the first installment of my Meet the Builder

Representative series, I asked Vicki Trevino with K.

Hovnanian Homes at Westland Ranch about her favorite

features, what buyers should know before choosing a

home, and the question she wishes more people would

ask.

We covered everything from kitchen cabinets to

community amenities; naturally, I also needed a lunch

recommendation.

Let’s start with the neighborhood. What’s your

favorite feature of Westland Ranch?

“Already established amenities.”

Oh yes, The Hayloft! With its resort-style pool,

playground, pickleball courts, wiffle ball field, and event

lawn, there’s quite a bit here beyond the homes

themselves. Add in the neighborhood walking trails, and I

can see why that’s her answer.

There’s something reassuring about being able to see the

amenities when you visit. You can get a better sense of

how the neighborhood might fit your everyday life,

whether that means an evening walk, an afternoon at the

pool, or an enthusiastic attempt at pickleball.

Moving inside the homes, what’s your favorite

upgrade currently offered, and why?

“Our LOOKS palettes. They’re a package deal and offer

an abundance of features, like soft-close cabinets, pendant

lights, and beautiful combinations of cabinets, quartz

countertops, and backsplashes. No design center!”

That last part deserves a little attention. Picking finishes

sounds fun until you’re trying to figure out whether the

cabinet color, countertop, backsplash, and lighting you

chose separately actually belong together.

A coordinated palette gives buyers a starting point where

those pieces already work together. For someone who

wants a cohesive look but doesn’t want to spend hours

making individual selections, I can see the appeal.

Do you have a favorite floor plan? What do you love

about it?

“The Frankfurt. Vaulted ceilings, a very large kitchen, a

large patio, and a three-car garage. What’s not to like?”

She makes a pretty solid case. A large kitchen and patio

are easy selling points, but the three-car garage gets my

attention, too. Cars, tools, holiday decorations, the hobby

you’ve accumulated supplies for; garage space tends to

find a purpose.

The Frankfurt sounds like one to put on the tour list,

especially for buyers who care about both gathering space

and room for their stuff.

For buyers thinking about their moving timeline, how

does your available and upcoming inventory look for

the rest of the year?

“I currently only have one completed home left. We have

nine homes started that will become available beginning

next year.”

At the time of our November 1, 2026 interview, that

meant one completed home and another group underway

for early 2027. If you’re comparing a move soon with a

purchase a few months out, it’s worth asking about both.

A home that’s still under construction may fit your timing

better than the one that’s ready today.

What promotions or buyer incentives are you

currently offering?

“Our incentives are home-specific. We usually have some

amount of Flex Cash available for customers to use their

way. Some homes may have a special rate.”

This is where I always want to get into the details of the

particular home. What’s available, how it can be used,

and what requirements come with it are all part of the

conversation. The headline is a starting point; the actual

terms help us compare the options.

We’ve talked kitchens, but let’s talk about someone

else doing the cooking. What’s your favorite nearby

restaurant for lunch?

“The Red Oak Cafe.”

There we go; a lunch recommendation for the next round

of home tours. I like asking this because a neighborhood

search usually becomes a search for your everyday places,

too. Where will you grab lunch, meet a friend, or take a

break between errands?

Buyers have several builders to compare. What makes

K. Hovnanian unique?

“We offer the LOOKS program, which is fabulous. Those

packages come with many nice features for a very

reasonable price.”

The LOOKS program came up more than once in Vicki’s

answers, and it’s clearly something she wants buyers to

understand. When comparing homes, I’d want to look

closely at the actual package in each one: the finishes, the

features, and how they fit into the total price.

It’s easy to remember the overall impression of a

beautiful kitchen. Knowing what comes with the home

makes that impression more useful.

What’s something buyers often overlook when touring

your homes that you always like to point out?

“Soft-close cabinets, double ovens, and stand-up showers

in the secondary bathrooms.”

Those are exactly the kinds of details that can get lost

when you’re taking in an entire house at once.

Open the cabinets. Look at the appliances. Spend a little

time in the secondary bathrooms. The big, open living

space might catch your eye first, but the smaller features

deserve a look, too.

What options do buyers have to personalize a home,

and how does that depend on its stage of construction?

“Buyers only have options to personalize when building

from the ground up.”

That’s a helpful distinction to make early. If choosing

finishes is a priority, bring that up at the beginning of the

search. A completed home gives you the opportunity to

see the finished combination in person; starting from the

ground up is the route Vicki points buyers toward when

they want personalization options.

The next step is finding out which selections are available

and when those decisions need to be made.

Last question. What’s one question you wish more

buyers would ask you?

“Why should I buy from you?”

That’s a good question to end on, and an even better one

to bring to your next model-home visit.

Ask the representative to make the case. What do they

want you to notice? What do they think their builder does

particularly well? What should you understand before

making a decision?

In Vicki’s answers, the established amenities, coordinated

LOOKS packages, and practical features inside the homes

kept coming to the surface. Those give buyers a useful

place to start when exploring K. Hovnanian’s homes at

Westland Ranch.

If you’re considering new construction in League City, I’d

be happy to help you compare floor plans, available

homes, and the details behind the incentives. And now we

have a lunch suggestion, too.
